Keel, Assistant Public Works Director A% <br />Re: Plan review of Mueller-Bies proposed addition <br />Date: May 24, 1989 <br />The Public Works Department has the following comments concerning <br />the plan dated May 4, 1989, for the new parking lot south of the <br />existing Mueller-Bies Mortuary: <br />1. Ten feet of right-of-way should be dedicated along Dale Street <br />to satisfy Ramsey County's comprehensive roadway plan. <br />2. The storm water which discharges from the proposed parking <br />lot addition enters an 8" PVC pipe. It appears that the 8" <br />PVC pipe will not have adequate capacity to handle the water <br />generated from the new addition. The applicant should <br />submit detailed drainage calculations to prove otherwise. <br />3. Only existing grades are shown on the submitted drawing. <br />The applicant has contacted the engineering department <br />requesting permission to fill a portion of the park property <br />immediately east. The proposed new grades are not shown on <br />this plan. The engineering department is concerned that no <br />fill be added over the sanitary sewer easement which exists <br />approximately 80 feet east of the rear property line. The <br />recreation department should also give approval of any fill <br />material to be placed on park land. <br />4. We suggest that the applicant move the proposed catch basin <br />in the center of the parking lot to either the Past edge or <br />the northeast corner. This proposal would minimize the <br />extent of parking lot ponding in the event the catch basin <br />becomes clogged with snow or debris. It would also minimize <br />the amount of pipe needed to be installed. <br />5. The applicant should contact John Hill, the utility city's <br />superintendent, at 490-2312 to arrange for an inspection of <br />utility service abandonments. They should call him to get <br />details concerning this. <br />6. The applicant may install sidewalk on city <br />recommended that sidewalk be installed one <br />property line. <br />boulevard.
