Page • 2
I: PROPOSED REVISION OF COMPREHENSIVE STORM14ATER MANAGEMENT PLAN
Fine Associates requests a comprehensive plan revision including the
reconveyed 5.54 acres. To accomodate this addition, Fine Associates
proposes to direct the same amount of flow to Snelling Avenue and pro-
vide additional ponding capacity equal to the difference between the
developed and undeveloped remaining property.
Development of the property is expected to be similar to that shown on
the enclosed Preliminary Grading & Drainage Plan dated 5/27/87. However,
only the Slumberland__evelopment in the northwest portion of the property
is currently proposed.
Based on the preliminary plan, an additional .34 cre-feet of storage will
be required in accordance with the foregoing criteria. Storage computations
are attached to this report.
PROPOSED SLUMBERLAND DEVELOPMENT
The attached Grading and Paving Plan for Slumberland conforms to the comp-
rehensive plan. The Slumberland property contains 1.41 acres. The 0.34
acre-feet of additional ponding required is shown to be constructed as part
of the Slumberland development. However, the owner would like to delay con-
struction of this pond until the final development plan is know.
The existing pond will remain unchanged at this time. The existing pond
has adequate capacity for the proposed Slumaberland Development. If the
second pond must be constructed, the owner would like some assurance it
could be relocated in the future.
SUMMARY
The owner wishes to add 5.54 acres to the area Comprehensive Stormwater
Management Plan and obtain approval for the fi--st development under this
plan. Additional background information was previously furnished on
June 30, 1987.
Sincerely,
0
William J. Brezinsky, P.E.
Enclosure
cc: Rice Creek Watershed District
dpn
