Page • 2 <br />I: PROPOSED REVISION OF COMPREHENSIVE STORM14ATER MANAGEMENT PLAN <br />Fine Associates requests a comprehensive plan revision including the <br />reconveyed 5.54 acres. To accomodate this addition, Fine Associates <br />proposes to direct the same amount of flow to Snelling Avenue and pro- <br />vide additional ponding capacity equal to the difference between the <br />developed and undeveloped remaining property. <br />Development of the property is expected to be similar to that shown on <br />the enclosed Preliminary Grading & Drainage Plan dated 5/27/87. However, <br />only the Slumberland__evelopment in the northwest portion of the property <br />is currently proposed. <br />Based on the preliminary plan, an additional .34 cre-feet of storage will <br />be required in accordance with the foregoing criteria. Storage computations <br />are attached to this report. <br />PROPOSED SLUMBERLAND DEVELOPMENT <br />The attached Grading and Paving Plan for Slumberland conforms to the comp- <br />rehensive plan. The Slumberland property contains 1.41 acres. The 0.34 <br />acre-feet of additional ponding required is shown to be constructed as part <br />of the Slumberland development. However, the owner would like to delay con- <br />struction of this pond until the final development plan is know. <br />The existing pond will remain unchanged at this time. The existing pond <br />has adequate capacity for the proposed Slumaberland Development. If the <br />second pond must be constructed, the owner would like some assurance it <br />could be relocated in the future. <br />SUMMARY <br />The owner wishes to add 5.54 acres to the area Comprehensive Stormwater <br />Management Plan and obtain approval for the fi--st development under this <br />plan.
