GENERAL BACKGROUND
Elder Homestead is a full service parsonal care facility for
elderly residents. The concept was developed by AltcaLe (a
joint venture of General Mills and the Wilder Foundation).
A prototype facility was built in Minnetonka and opened in
September of 19861. The prototype facility is now full and
has a waiting list. This project in Roseville will be the
second Elder Homestead project and is the first in a large
number of Elder Homesteads which will be built across the
country. This project in Roseville as well as future
Elder Homesteads will be owned by a joint venture partner-
ship which includes Liberty Real Estate Corporation ( a
subsidiary of Liberty Mutual Insurance), Stanford Shuster,
Charles Shuster and Richard Webb.
The property on which this new, Elder Homestead is proposed
is now owned by Mr. Arthur Shuster. Mr. Shuster owned and
managed Lake Ridge Health Care Center (across the street
from the subject) for approximately 20 years. Lake Ridge
Health Care Center is a 240 bed private pay nursing home
which has enjoyed the reputation of being among the finest
facilities in the Twin Cities. Mr. Shuster purchased the
subject property in 1977 with the vision of someday develop-
ing such a facility as the Elder Homestead.
