10. Based on our experience since opening Solar Car Wash we have found that parking <br />across the north side of the parking lot (as originally planned) makes turning <br />into our wash bays very difficult. By adding the proposed parking area it will <br />n <br />be much safer and more convenient for customers to drive into the bays and <br />eliminate the need for them to back up in order to align themselves properly <br />to enter bays 4, 5, & 6. The additional parking will eliminate the potential <br />danger of people backing into other entering cars or hitting tenants coming <br />from between parked cars.' <br />We now have the required 27 parking spaces for the existing 5450 square feetAi <br />of office space. However, by adding the additional parking area this number <br />will be raised to 30. Parking spaces will then be more removed from the <br />traffic pattern which will provide increased safety to people getting into <br />and out of their cars. <br />At the present time 'ir. Coverdale's lot contains 72,680 square feet. His <br />apartment building requires a lot area of 48,000 square feet. A,lportion of <br />this lot is now vacant and covered with weeds and tall grass. We propose <br />to acquire 13,139 square feet (which will leave 59,541 square feet for the <br />apartment building which is ;,ell in excess of ,the square footage required.) <br />We intend to beautify the area by keeping the parking area small (4,449 <br />square feet) and landscaping the remaining area with trees, grass, shrubs <br />and stone. It will take land that is not being used by Mr. Coverdale <br />because of its size, contour and lack of accessibility and allow us to: <br />provide a safer, more convenient service to our customers as well as <br />substantially improving the beauty and aesthetics of the existing area. <br />12. B. Most of the existing lot will remain an R-6 zoning and the legal description <br />t <br />would be: Lot 3, Bl 1, Worthdale Add. #2 EXCEPT: the southerly 68.00 <br />feet of Lo 3, Bl 1, Worthdale Addition No. 2 according to the recorded <br />plat thereof, Ramsey County, Minnesota, Except the Westerly 25.00 feet <br />thereof. <br />The proposed lot split would become a B-1 zoning and have the following <br />legal description: The southerly 68.00 feet of Lot 3, B1. 1, Worthdale <br />Addition No. 2 according to the recorded plat thereof, Ramsey County, <br />Minnesota, Except the Westerly 25.00 feet thereof. <br />a <br />16.
