CITY OF ROSEVILLE APPLICATION Z- <br />FOR <br />DIVISION OF PLATTED LOT AND MINOR VARIANCE 1 <br />ITEM 19-E <br />I am requesting permission to divide Lot 15, Block 1, Roseville Heights <br />into two lots: Parcel A (north) and Parcel B (south). The existing home <br />(2811 No. Oxford St.), which was constructed in 1933, would remain on <br />Parcel B and I would like to build a new home for myself on Parcel A at <br />some time in the near future. I am applying at this time for permission to <br />divide the lot as proposed (see plan and legal descriptions) and for <br />approval of minor variances in connection with the existing home and <br />garage. <br />Parcel A consists of approximately <br />boulevard is considered, the total is <br />dimensions are 132.98 /133.03 feet <br />foot home including attached garag <br />8,645 square feet, but when the <br />10,127 square feet. A <br />variance for the garage is also needed because it is now located as close <br />as 3.5 feet from the south property line and 4.85 feet from the west <br />property line. The garage was constructed a number of decades ago. It is <br />my understanding that City Code requires a ten -foot setback for homes <br />and a five-foot set back for garages. <br />This application has been discussed with owners of approximately ten <br />properties abutting or near my property. The neighbors are not opposed to <br />the project and they realize that the appearance of the neighborhood would <br />be enhanced with the construction of a new home and landscaping. <br />Property values very likely would increase in the immediate neighborhood <br />following the implementation of current plans. <br />Owner <br />12-1-87 <br />
