CITY OF ROSEVILLE APPLICATION Z-
FOR
DIVISION OF PLATTED LOT AND MINOR VARIANCE 1
ITEM 19-E
I am requesting permission to divide Lot 15, Block 1, Roseville Heights
into two lots: Parcel A (north) and Parcel B (south). The existing home
(2811 No. Oxford St.), which was constructed in 1933, would remain on
Parcel B and I would like to build a new home for myself on Parcel A at
some time in the near future. I am applying at this time for permission to
divide the lot as proposed (see plan and legal descriptions) and for
approval of minor variances in connection with the existing home and
garage.
Parcel A consists of approximately
boulevard is considered, the total is
dimensions are 132.98 /133.03 feet
foot home including attached garag
8,645 square feet, but when the
10,127 square feet. The lot
by 65.00 feet wide. A 2,000 square -
would fit nicely on this proposed lot.
The existing home at 2811 No. Oxford St. would remain on Parcel B, a
proposed lot with about 8,911 square feet. The total is 10,438 square
feet when the boulevard is considered. The dimensions of Parcel B are
133.08 feet by 67.00 feet. A variance for the existing home is required
because it would be 7.80/8.35 feet from the proposed property line. A
variance for the garage is also needed because it is now located as close
as 3.5 feet from the south property line and 4.85 feet from the west
property line. The garage was constructed a number of decades ago. It is
my understanding that City Code requires a ten -foot setback for homes
and a five-foot set back for garages.
This application has been discussed with owners of approximately ten
properties abutting or near my property. The neighbors are not opposed to
the project and they realize that the appearance of the neighborhood would
be enhanced with the construction of a new home and landscaping.
Property values very likely would increase in the immediate neighborhood
following the implementation of current plans.
Owner
12-1-87
