PLANNING REPORT <br />DATE: <br />CASE NUMBER: <br />APPLICANT: <br />LOCATION: <br />ACTION REQUESTED: <br />PLANNING CONSIDERATIONS: <br />5 January 1988 <br />1813 <br />John Steven Seltz <br />Southwesterly of <br />Woodlynn Avenue <br />Cut -De -Sac (see sketch) <br />Approval of Lot <br />Division <br />W <br />1. This proposal was considered at the last regular meeting <br />of the Planning Commission at which time the Commission <br />voted to recommend to the Council to reconsider the <br />purchase of a 7.3 acre tract for park purposes (as <br />delineated in the Comprehensive Plan). Subsequent to that <br />action, the City Council voted not to acquire the land in <br />question, but referred the proposal back to the Planning <br />Commission for the consideration as a development <br />proposal. <br />2. <br />4. <br />5. <br />The Council in its deliberation did suggest that it would <br />be appropriate for the applicant to indicate the proposed <br />location for a single-family structure on the two lots in <br />question. With the information shown on the lot division, <br />it became evident that an application for a shoreline <br />zoning approval was needed. In this case, a variance to <br />the 75 foot required setback from the normal high water <br />line will likely be in order (depending upon where the <br />structures are proposed to be located). <br />When the specific house plan is completed with grading and <br />exterior elevations, a formal application for a shoreline <br />zoning approval can be processed. <br />Mr. Seltz is aware of the Council's recommendation, though <br />plans for specific locations have not been submitted to <br />date. We have suggested to Mr. Seltz that such <br />information be provided at the Planning Commission meeting <br />if possible. <br />Attached is a copy of the report for last month's meeting <br />with information regarding the development proposal. <br />6. The request is for a lot division which <br />the property is an existing platted lot. <br />include: <br />is allowable since <br />Conditions might <br />a) A separate sewer and water line to be extended <br />separately to each lot. <br />
