PLANNING REPORT
DATE:
CASE NUMBER:
APPLICANT:
LOCATION:
ACTION REQUESTED:
PLANNING CONSIDERATIONS:
5 January 1988
1813
John Steven Seltz
Southwesterly of
Woodlynn Avenue
Cut -De -Sac (see sketch)
Approval of Lot
Division
W
1. This proposal was considered at the last regular meeting
of the Planning Commission at which time the Commission
voted to recommend to the Council to reconsider the
purchase of a 7.3 acre tract for park purposes (as
delineated in the Comprehensive Plan). Subsequent to that
action, the City Council voted not to acquire the land in
question, but referred the proposal back to the Planning
Commission for the consideration as a development
proposal.
2.
4.
5.
The Council in its deliberation did suggest that it would
be appropriate for the applicant to indicate the proposed
location for a single-family structure on the two lots in
question. With the information shown on the lot division,
it became evident that an application for a shoreline
zoning approval was needed. In this case, a variance to
the 75 foot required setback from the normal high water
line will likely be in order (depending upon where the
structures are proposed to be located).
When the specific house plan is completed with grading and
exterior elevations, a formal application for a shoreline
zoning approval can be processed.
Mr. Seltz is aware of the Council's recommendation, though
plans for specific locations have not been submitted to
date. We have suggested to Mr. Seltz that such
information be provided at the Planning Commission meeting
if possible.
Attached is a copy of the report for last month's meeting
with information regarding the development proposal.
6. The request is for a lot division which
the property is an existing platted lot.
include:
is allowable since
Conditions might
a) A separate sewer and water line to be extended
separately to each lot.
