The proporty in question is zoned I-1 and is occupied by an office <br />service building constructed by the Rosewood Corporation about ten <br />years ago. The applicants propose to lease 9,000 square feet of space <br />of which 75 percent will be utilized for exercise and fitness purposes. <br />The proposed gym will be open from 6:00 a.m. until Midnight. <br />2. As you are all aware, the maximum use period for a fitness gymnasium <br />is early morning hours, after work hours, and weekends. Therefore, the <br />parking needs compliment those of normal business activity. It has-been <br />our experience that the peak operational times are such that the <br />gymnasium will not be highly competitive with parking needs during <br />normal business hours. <br />3. The appl'r .ants have submitted a drawing illustrating the location of the <br />space to be leased within the building and the layout of the space to <br />be occupied. Be aware that the gymnasium space do be utilized <br />includes only that area marked "gym area" and the smaller spaces near <br />the entrance on the west side of the building. You will note from the <br />key on the drawing that a wall is to be partially removed opposite the <br />men's locker room. A new wall separates the rest of the structure <br />near the south end of the building. <br />4. The proposal is for approval of a Special Use Permit for gymnasium use <br />in an industrial district. There appears to be no unnecessary conditions <br />to be considered, unless facts are brought out at the hearing that may <br />suggest such action. <br />Y <br />
