r <br />PLANNING REPORT <br />DATE: 4 November 1987 <br />CASE NUMBER: 1807 <br />APPLICANT: Spur Station/Murphy Oil USA, Inc. <br />LOCATION: Southeast Corner of Cleveland <br />and County Road D (see <br />sketch) <br />ACTION REQUESTED: Approval of Variance to <br />Canopy Setback <br />PLANNING CONSIDERATIONS: <br />1. The 'Murphy Oil Company has operated the Spur Station on this site in <br />question since 1985. The site has been a service station location for <br />many years prior to that. The applicants propose to add a canopy to <br />the site and redo the parking and access drives layout. The building <br />will remain in tact as is. <br />2. Attached is a copy of the site plan indicating the proposed revisions to <br />the parking and driveways. You will note that the driveways are being <br />reduced from four driveways to two, eliminating the driveways nearest <br />the intersection. This, of course, has been encouraged by the staff 'in <br />meetings we have had with the applicant at City Hall. <br />3. The proposed redevelopment is being done in accordance with the <br />development in the <br />criteria established for service station a s described <br />ordinance. However, the canopy which should be placed 30 feet back <br />from the public right-of-way is placed so as to be 18 feet from the <br />public right-of-way along Cleveland and County Road D. <br />4. The size of the site obviously is such that the canopy cannot be placed <br />30 feet back from the public right-of-way. However, the rearrangement <br />of the site provides for a better parking arrangement and circulation <br />within the site. The elimination of the two driveways along Cleveland <br />onei rniinry Rnnd n alsn improves the site aesthetically and functionally. <br />
