REQUEST FOR COUNCIL ACTION <br />DATE: 9/14/87 <br />ITEM NO.: <br />Department, A proval: Manager Reviewed: Agenda Section: <br />A I , Hearings <br />Item Descr' ion: Gerald Kaufhold request for rezoning, Comprehensive <br />Plan Amendment, preliminary plat, and variance at <br />1130 County Road B. <br />The Roseville Planning Commission, at its September 2, 1987 meeting, <br />unanimously recommended denial of the Gerald Kaufhold request for <br />Comprehensive Plan Amendment at 1130 County Road B, based on the <br />following findings of fact: <br />1. That the size and intensity of the rezoning request is not consis- <br />tent with the Lexington area, particularly as it relates to the <br />proposed B-3 use. <br />2. That the proposal conflicts with the City policy to discourage <br />commercial strip development on Lexington. <br />3. That the City has sought to protect and preserve R-1 zoning where <br />it is currently in place. <br />4. That the adjacent areas to the south are zoned R-1. <br />5. That the planned amendment and rezoning are inconsistent with the <br />current land used in the area. <br />The Planning Commission also recommended denial of the Kaufhold <br />request for rezoning, preliminary plat, grid variance at 1130 County <br />Road B based on the following findings or tact: <br />1. That the size and intensity of the rezoning request is not <br />consistent with the Lexington area, particularly as it relates to <br />the proposed B-3 use. <br />2. That the proposal conflicts with the City policy to discourage <br />commercial strip development on Lexington. <br />3. That the City has sought to protect and preserve R-1 zoning where <br />it is currently in place. <br />4. That the adjacent areas to the south are zoned R-1. <br />5. That the planned amendment and rezoning are inconsistent with the <br />current land used in the area. <br />6. That the rezoning is inconsistent with the Comprehensive Plan. <br />COUNCIL ACTION REQUESTED: <br />Motion approving/denying Gerald Kaufhold's request for Comprehensive <br />Plan Amendment at 1130 County Road B, based on the aforementioned <br />findings of fact. <br />Motion approving/denying Gerald Kaufhold's request for rezoning, <br />preliminary plat, and variance at 1130 County Road B based on the <br />aforementioned findings of fact. <br />
