10. The City of Roseville requested that we revise our site to inc <br />a 33'-0" driveway at the rear of the property. In order to justiforate <br />such a large capital outlay to rework the lot, we need to add somethin <br />to the building that would increase sales. We can do this by adding <br />a greenhouse, which would involve a building setback, drive-thru <br />setback, parking setback and parking space variance. <br />11. Health - Addition of new floor tile to dining areas; easier to cl <br />ean. <br />Parking - Decrease due to new driveway at rear of property. <br />Traffic Conditions - Increase the ease of traffic flow through the lo <br />t. <br />Landscape - To be added to upgrade appearance of the property. <br />Pro ert 'Value - Building value to increase due to new greenhouse. <br />
