The property in question is a 1.415 acre parcel of land which is a part <br />of a 9.5 acre planned unit development reviewed and recommended for <br />approval by the Planning Commission at its last regular meeting. It <br />was noted at that time that the intent was to plat the first lot of a <br />total of four lots to be staged over a period of time. The remainder <br />of the three lots, as you will recall, include two office structures and a <br />Residence Inn. <br />2. The applicants have prepared and submitted specific detailed site and <br />building plans for the first stage of development which is a retail store <br />for the Slumberland people. Attached are reduced copies of the site <br />plan, grading plan, utilities plan, landscape plan, and exterior elevations <br />of the structure. The building will be constructed with brick on all <br />sides as illustrated in the elevations. Considerable fenestration is <br />concentrated at the southwest corner and the northerly elevation of the <br />structure. A parapet approximately 4 feet in height, the top of which <br />is at elevation 933, will screen rooftop equipment which was one of the <br />matters of concern expressed by the Planning Commission at the last <br />meeting. <br />3. The signs are proposed on two sides of the building only, both of which <br />are in conformance with the sign ordinance. No pylon sign is proposed. <br />4. The current application is for approval of the platting of the first lot <br />to effectuate the PUD previously recommended for approval by the <br />Planning Commission. The succeeding lots may be proposed to be <br />platted in accordance with the PUD. In the event that the proposed <br />development is inconsistent with the PUD as approved, new hearings will <br />be required to substantially amend the PUD. In other words, subsequent <br />platting on this property must be consistent with the PUD. <br />5. The staff has met with the applicant and his consultants and reviewed <br />the various elements of the project. It appears that there are no <br />technical problems relating to the drainage, engineering, or landscape <br />plans. <br />
