• <br />PLANNING REPORT <br />DATE: <br />CASE NUMBER: <br />APPLICANT: <br />LOCATION: <br />ACTION REQUESTED: <br />PLANNING CONSIDERATIONS: <br />5 August 1987 <br />1782 <br />Gretchen Marie Ternes <br />Southwest Corner of Terminal <br />Road and Fulhan Road (see <br />sketch) <br />Approval of Variance to Sign <br />Location <br />1. About a year ago, a new office <br />and production building <br />was <br />built at <br />this site to accommodate Ms. <br />Ternes' graphics equipment <br />products <br />coRipany. The structure was built <br />In total conformance to <br />the <br />Industrial <br />zoning requirements which include <br />a 40 foot setback of <br />the <br />structure <br />and a 40 foot setback for parking if the parking Is <br />between the <br />structure and the frontage road. <br />2. A pylon sign that is 25 feet In height and 100 square feet in area Is <br />allowed on the site and, as In the case of all pylon signs, the setback <br />Is the some as that of a building. Ms. Ternes proposes to construct a <br />low ground sign, 5 feet 4 Inches long by 3 feet 4 Inches high, and a <br />distance of 10 feet from the front property line which results in a <br />distance of approximately 25 feet to the curb. The sign would be built <br />of masonry to match the structure And, as you will note from the <br />attached sketches, will be done in G Inch and 4 Inch letters. The <br />Intent is obviously one of understatement. <br />3. The City has traditionally considered similar proposals where the size of <br />the sign (17.5 square feet) is substantially less than allowed and placed <br />a few feet above the ground rather than the allowed 25 foot pylon sign <br />height. Thus, In this case, the sign area Is 17.5 percent of the <br />allowable area, and the distance proposed Is 25 percent of the required <br />40 feet. <br />4. The <br />proposal is for a reduction In setback to the frontage road <br />reducing <br />the <br />distance from 40 feet to 10 feet, <br />with the condition that <br />the sign <br />be <br />constructed as submitted with the <br />maximum height of 3 <br />feet 4 <br />Inches. Attached is a statement from <br />Ms. Ternes outlining her <br />proposal <br />and <br />her reasons for this submission. <br />5. The sign might actually look a little better if the masonry wall were <br />slightly longer. Up to a 50 percent Increase in length might result in <br />better proportions rather than confining the length to accommodate the <br />lettering only. <br />
