8.490. Special Minimum Requirements for B-6 Districts. The following <br />minimum requirements shall apply in all B-6 District: <br />1) No maximum floor area ratio is required. A minimum floor <br />area- ratio shall -b-e - :5 dch-ie-vable in stages through review of <br />Special Use Permit for site plan approval. <br />2) Front yard setback shall be thirty (30) feet, except when the lot <br />fronts on a service road adjacent to a major arterial roadway <br />and the land use across said arterial is residential. In such <br />cases, the minimum front yard setback shall be one hundred <br />(100) feet, except the front yard setback for parking shall be a <br />minimum of fifty (50) feet. <br />The side and rear yard setbacks shall be ten (10) feet. Parking <br />may occur within ten' (10) feet of a side or five (5) feet of a <br />rear lot line. In the case of corner or double frontage lots, the <br />front setbacks shall apply. <br />3) All buildings shall be furnished on all sides with permanent <br />finished materials of consistent quality. Exterior wall surface <br />shall be face brick, architecturally treated concrete, or <br />equivalent. <br />4) Credit toward fulfilling the parking requirement provisions of the <br />City Code shall be given for the retention of existing trees <br />within planned parking areas. The amount of credit shall be <br />equivalent to the number of spaces occupied by said trees. <br />5) Existing trees shall not be removed unless permitted as shown <br />on an approved site plan. <br />6) No limit shall be placed on the height of buildings in the B-4 <br />District. However, buildings over forty (40) feet in heights shall <br />have front lots not less than three -fourths (3/4) of the height of <br />the building and side and rear yard setbacks of not less than <br />one-half (1/2) of the height of the building. <br />7) Three percent (3%) of the surface area of land within a parking <br />area shall be landscaped with grass and shrubbery or other <br />approved ground cover. <br />8) Parking areas and drives shall have poured -in -place concrete <br />curbing. <br />9) Site plans for all developments shall require Special Use Permits <br />prior to the issuance of building permits. At least the following <br />information shall be submitted for review: <br />a) Site development plan. <br />b) Building plans, including building elevations, indicating <br />mass, building materials, and color of all exterior <br />
