That Special Use Permit is being applied <br />for as well as the rezoning at this time. <br />6. Staff has reviewed the development proposal on several occasions with <br />the applicants. Engineering staff notes that additional detail will be <br />needed regarding the handling of drainage. This should not be difficult <br />since there is a substantial drainage pond (Fulham Pond) to the west. <br />There is also the question of the sidewalk requirement which would <br />appear to apply to the existing and the proposed two lots to be <br />developed at, this time. <br />7. In summary, the application is for the rezoning of the land from R-1 to <br />B-4, and approval of Special Use Permit for site plan approval with the <br />possible conditions: <br />a) Subject to review and approval of- final drainage and engineering <br />plans. <br />b) Staff approval of landscape plans. <br />c) Construction of the sidewalk on the existing and proposed <br />development areas. <br />
