PLANNING REPORT <br />DATE: <br />CASE NUMBER: <br />APPLICANT: <br />LOCATION: <br />ACTION REQUESTED: <br />• <br />1 July 1987 <br />1772 <br />Allan and JoAnn Mattson <br />Northwest Corner of Roselawn <br />Avenue and Lake Street (see <br />sketch) <br />Division of a Platted Lot <br />PLANNING CONSIDERATIONS: <br />I. This property consists of four previously platted lots in the Garcelons <br />Addition with a total of 198.5 feet of frontage on the west side of <br />Lake Street. Roselawn Avenue is contiguous to the south. <br />2• Attached is a copy of a drawing under the Chicago Title Insurance <br />Company letterhead indicating the proposed division of the land. and the <br />location of the existing house on the property. Also, attached is a <br />COPY of a sketch we have prepared indicating the land as it relates to <br />the platted lots in the immediate neighborhood. <br />3. The proposal is to divide a 78 foot wide lot on the north side of the <br />existing four lot property, leaving the existing house to occupy the <br />remainder of the site. <br />4. The applicant proposes to move the garage doors, which now orient to <br />the north, to the east side of the garage so as to orient directly to <br />Lake Street. This will place the garage 10 feet from the south line of <br />the new proposed lot. <br />You will note from the attached copy of a portion of the section maps, <br />that some of the lots in the area are one and one-half lots (75 feet), <br />some are two lots, and some are larger. Thus, it would appear as <br />though a 78 foot lot in this neighborhood would be reasonably in scale <br />with the existing development. <br />5. In summary, the action requested is for approval of a proposed division <br />of an existing platted lot into two lots, one 78 feet in width and the <br />other 120.5 feet in width. <br />
