0 <br />PLANNING REPORT <br />` DATE: <br />3 June 1987 <br />CASE NUMBER: <br />1760 <br />APPLICANT: <br />CON/SPEC Corporation <br />LOCATION: <br />Southwest Corner of County <br />Road D and Trunk Highway <br />88 (see sketch) <br />ACTION REQUESTED: <br />. <br />Approval of Side Yard ariance <br />PLANNING CONSIDERATIONS: <br />1• Attached is a letter from Paul Holmes, Project Manager for CON/SPEC <br />Corporation, dated May 1, 1987, in <br />develop a two story, 10,000 <br />Appraisal Research <br />which he describes the proposal ,to <br />square foot office building occs,.-,ied <br />Associates, <br />in Roseville". Appraisal Research <br />by <br />Ltd. presently located on Hamline Avenue <br />Associates are real estate appraisers <br />and CON/SPEC is building the building for them <br />on the proposed site. <br />2. The proposal is to construct a <br />the site. Attached are reduced <br />91984 square foot, two story building on <br />the proposed structure. <br />copies of a site plan and elevations of <br />3. It <br />would appear that this slight variance will have an undetectable impact <br />on the development of the property. The applicants note that 11700 square feet of the building will be for <br />office storage purposes in which case the required <br />structure would total 42 spaces, at 5 spaces q Parking for the <br />pss <br />office and 1 space per 2,000 for the storagearea.,total for of t43 <br />spaces is provided in the site plan. <br />d• The engineers have noted that the plans indicate the draining of the <br />storm water from the parking area directly on to the State public <br />right-of-way. It is true that in this location there is a pond on the <br />right-of-way. The right of the developers, in this case, of moving the <br />water to the pond will be subject to their negotiations with MnDOT. <br />
