Roseville VFW built their new club house on this site in 1976/1977, <br />after having purchased the land from George Reiling. <br />2. The property is zoned Shopping Center in which the front yard setback <br />is 100 feet. When the building was built, a front yard setback was <br />established at 50 feet and the structure was built accordingly. <br />3. The club now proposes to add an 8 foot 4 inches by 34 foot solarium <br />to enhance the capacity and appearance of their dining area. They also <br />propose to add a 12 foot by 56 foot addition in the back to expand <br />their kitchen facilities. <br />4. The development of the solarium in the front will increase the seating <br />capacity by approximately 32 spaces. The applicants have not informed <br />us of the existing seating capacity in the dining area. <br />5. The parking capacity of the site at 82 spaces is more than adequate <br />for the dining room seating capacity. <br />6. The application is to reduce the front yard setback from 50 feet to 41 <br />feet 8 inches. For most business lots in the City of Roseville, as is <br />true in most of the Metropolitan Area, the front yard requirement <br />(setback) is 30 feet. It would appear that the addition of the solarium <br />to the south side of the structure will considerably enhance its <br />appea.••anu�i and provide additional capacity for the club. <br />
