The Har Mar Shopping Center was developed in 1960 on the old Harkins <br />Golf Driving area and property originally occupied by .the "Hub" Shopping <br />Center (northerly portion of the existing center). All of the land was <br />"Shopping Shopping Center" under the 1959 overall rezoning of the City, <br />except that portion of the land extending south to Ryan Avenue which. <br />remained zoned R-1. A Special Use Permit, however, for the use of <br />that land for parking was approved for t.iat property. All of the <br />development plans were subject to the establishment and maintenance of <br />landscaping areas approximating 40 feet in depth to the southwesterly <br />and the east side of the Center. All of you are aware of the <br />existence of these transition areas. <br />2. The initial shopping center was planned for expansion approximating that <br />which is being proposed today. The ultimate development has been a <br />long time in coming, it is now some twenty-six years since the initial <br />First Phase was completed. <br />3. The proposal is to add 102,100 square feet to the existing 3922458 <br />square foot center making a total of 494,558 square feet. Rosedale is <br />approximately 1 million square feet, so you see that the mall as now <br />proposed will be approximately 50 percent of the size of Rosedale. <br />4. In addition, on the site there exists the Ground Round Restaurant with <br />5,796 square feet and a Firestone TBA of 6,768 square feet making a <br />grand total of 444,102 square feet. That number excludes area devoted <br />to interior malls. <br />5. The total retail space requires 2,221 cars. The car parking provided is <br />2,386 cars, therefore, the parking capacity is obviously .adequate for the <br />proposed development. <br />6. The substantial redevelopment of the existing portion of the site is <br />triggered by the redesign, reconstruction, and improvements to Snelling <br />Avenue currently underway by MnDOT. The plans for that improvement <br />as they affect Har Mar Mall has been under discussion with the City <br />
