HAR MAR SHOPPING CENTER <br />SIGNAGE <br />Signage at the Har Mar Center is critical to the success and viability of the Center. To understand <br />the present situation, the current signage has been inventoried. This information is presented in <br />exhibits 1-8. All signs (present setbacks, heights, and area in square feet) are "grandfathered" in their <br />present state. Improvements .are permitted to all signs providing the changes are non-structural. <br />Non-structural changes will be implemented to certain wall and pylon signs as part of the overall <br />remodeling project at the site. The proposed signage improvements are outlined as follows: <br />PYLON SIGNS (Snelling Avenue and Cty. Road B mall signs) <br />- maintain existing sign square footage <br />- new face brick around existing sign columns <br />- provide planting areas at base of signs <br />(no anticipated modifications to TCF, Ground Round or Firestone) <br />WALL SIGNS <br />- all new signage area to meet existing ordinance requirement not exceeding 10% of given <br />wall area <br />- excess wall sign square footage to be "grandfathered" for existing wall faces (see <br />exhibits) <br />- major tenant identification signage to be on upper prefinished metal panel <br />- secondary signage to be on lower sign band/raceway <br />- metal sign band and associated colors, materials, etc.... to be coordinated with pylon <br />sign enhancements <br />• ENTRY PORTALS <br />- address signage numbers to be affixed to brick facade <br />In summary, some "grandfathered" wall and pylon signs will receive non-structural improvements. <br />Signage for the remaining areas of the Center will conform with the current signage ordinance. <br />0 <br />
