PLANNING REPORT 0 <br />DATE: 6 May 1987 <br />CASE NUMBER: 1744 <br />APPLICANT: Joel D. and Phyllis Dillner <br />LOCATION: Northeasterly Quadrant of <br />Acorn and County Road B <br />(see sketch) <br />ACTION REQUESTED: Approval of Preliminary Plat <br />PLANNING CONSIDERATIONS: <br />I. This parcel is one of a series of large lots that were developed <br />approximately in the early 1950s. The parcel in question is 2.3 acres <br />and is similar In —size -size to others in the area as illustrated in the <br />attached copy of the 1" = 500 ' scale City base map. <br />2. The applicants, in this case the Dillners, have lived in this house for <br />many years and now propose to build a new house on a portion of the <br />land. They have reviewed a variety of concepts with the staff over a <br />period of time and it is currently suggested that if the land is to be <br />divided, the method that they propose is the most appropriate way. <br />3. You will note from the attached copy of their land division proposal <br />that a portion of the easterly lot (indicated as Lot A) would be brought <br />out to Acorn Road and would include the existing driveway. Lot A <br />would consist of 69,700 square feet or 1.6 acres. <br />Lot 8 consisting of 31,100 square feet or .7 acres would be on a knoll <br />of land overlooking the ponding area to the north. The Dillners propose <br />to build a new house for themselves on Lot B. <br />4. There is, of course, considerable land area to the southeast of the <br />house on Lot A. This land, however, is low and would not be a <br />buildable site. That is why the most appropriate building area, if a <br />second house is to be built, is on the land south of the pond. <br />5. As land values escalate in the City and single-family lots are in greater <br />demand, we anticipate seeing more and more divisions of larger lots in <br />the City. You will recall the division of several lots on Glueck Lane <br />within the last few years, and it is likely that further divisions may <br />well be seen in that area as well. <br />B. The lot areas involved in this case far exceed the land area <br />requirement. Though the driveway area extending to Acorn Road necks <br />down to 35 feet, the lot width at the building line (in the interior of <br />the lot) far exceeds the minimum 85 foot width. <br />
