' 1
PLANNING REPORT
DATE:
CASE NUMBER:
APPLICANT:
LOCATION:
ACTION REQUESTED:
PLANNING CONSIDERATIONS:
•
1 April 1987
1736
Craige R. Purdy
Between Millwood Avenue and
West Owasso Boulevard,
Southwesterly of Brenner
Avenue (see sketch)
Division of Platted Land
1. The property in question consisted originally of four platted lots, those
being Lots 2, 3, 28, and 29 of Block 4, Minnesota Realty Company
Owasso. The lots, as you will note from the attached, enlarged drawing
of the original plat in this area, vary from 100 feet to 120 feet in
width, with a depth of 175 feet.
2. Some years ago, these four lots were combined into a single lot on
which a single, one family residence was built on Lot 2. Attached is a
copy of an aerial photo indicating the four lots and the existing homes
in the area in the spring of 1985.
3. The proposal is simply to reestablish the four lots as buildable
single-family home sites. Since the new division conforms exactly to
the lots as they were originally platted, they are consistent with the
lots in the area and appear to be no problem. Administrative procedure
is simply required in view of the fact that the lots were combined to a
single parcel at one time and, more than likely, for homestead tax
purposes.
4. We are informed that the existing house conforms to the required
setback, although the structure is not indicated on the attached drawing.
The Planning Commission and Council may wish to question the
applicant as to this condition.
5. Utilities are available to each of the four lots involved and there
appear to be no other conditions necessary pertinent to an action by
the Planning Commission and Council.
