Purdy <br />Between Millwood Avenue and <br />West Owasso Boulevard, <br />Southwesterly of Brenner <br />Avenue (see sketch) <br />Division of Platted Land <br />1. The property in question consisted originally of four platted lots, those <br />being Lots 2, 3, 28, and 29 of Block 4, Minnesota Realty Company <br />Owasso. The lots, as you will note from the attached, enlarged drawing <br />of the original plat in this area, vary from 100 feet to 120 feet in <br />width, with a depth of 175 feet. <br />2. Some years ago, these four lots were combined into a single lot on <br />which a single, one family residence was built on Lot 2. Attached is a <br />copy of an aerial photo indicating the four lots and the existing homes <br />in the area in the spring of 1985. <br />3. The proposal is simply to reestablish the four lots as buildable <br />single-family home sites. Since the new division conforms exactly to <br />the lots as they were originally platted, they are consistent with the <br />lots in the area and appear to be no problem. Administrative procedure <br />is simply required in view of the fact that the lots were combined to a <br />single parcel at one time and, more than likely, for homestead tax <br />purposes. <br />4. We are informed that the existing house conforms to the required <br />setback, although the structure is not indicated on the attached drawing. <br />The Planning Commission and Council may wish to question the <br />applicant as to this condition. <br />5. Utilities are available to each of the four lots involved and there <br />appear to be no other conditions necessary pertinent to an action by <br />the Planning Commission and Council. <br />
