EASEMENT AGREEMENT THIS EASEMENT AGREEMENT is made the 26th day of June, 1987, by Rice Street Partners, a Minnesota general partnership (hereinafter called "Declarant"). R E C I T A L S: 1. Declarant is the fee owner of the real property located in Ramsey County, Minnesota, legally described as: Lots 1 and 2, Block 1, and Outlot A, Transit 2nd Addition, Ramsey County, Minnesota (hereinafter "Declarant Parcel") 2. Theodore L. Steichen and Patricia A. Steichen, husband and wife, are the fee owners of the real property located in Ramsey County, Minnesota, legally described as: Lot 3, Block 1, Transit 2nd Addition, Ramsey County, Minnesota (hereinafter "Steichen Parcel") 3. Roseville-C;0 Partnership, a Minnesota _partnership is the fee owner of real property located in Ramsey County, Minnesota, legally described as follows: Lot 1, Block 2, Transit 2nd Addition, Ramsey County, Minnesota (hereinafter "Roseville Parcel") 4. The Roseville Parcel and the Steichen Parcel adjoin the Declarant Parcel. 5. Declarant desires to create and establish an easement for ingress and egress and driveway purposes over the real property legally described on Exhibit A attached hereto ("hereinafter the Property") and fua-ther to provide access for the respective benefit of the Roseville Parcel and Steichen Parcel over said Property. Pursuant to the foregoing recitals, the Declarant hereby states and declares: 1. Creation of Easement. Declarant hereby reserves, grants, creates and subjects the Property to a non-exclusive easement for ingress and egress, and for driveway purposes for the benefit of Declarant's Parcel, Roseville's Parcel, and Steichen's Parcel. 2. Binding Effect. The easement granted herein, reserved and created, shall run with the land and be binding upon the Declarant and its respective successors and assigns.
