As you know, Snelling <br />Avenue is scheduled for major improvements beginning in the spring of <br />1987. Perhaps pending the completion of the new curb work in this <br />section of Snelling Avenue directly in front of the property; it would <br />appear appropriate for a sidewalk to be constructed. Thus, the sidewalk <br />question may be one of timing. No variance has been requested to not <br />build a sidewalk, but it does not show on the development plan. <br />11. Attached is a statement prepared by the applicant's architect, which <br />generally outlines the proposal. Attached to that statement were <br />colored drawings and photographs. We have copied these two sheets <br />which are attached. The quality o: this reproduction, of course, is <br />limited. <br />12. In summary, the application is for approval of a Planned Unit <br />Development and variance to sign setback which may be subject to the <br />following conditions: <br />a. Construction of a sidewalk along the frontage for the total <br />property with timing so as to coordinate improvements to the <br />frontage road. <br />b. That the sign be of a specific size which we hope to have <br />determined by the meeting and that there not be a "bucket" on <br />the top. <br />C. That the Kentucky Fried Chicken site not be a separate lot so as <br />to maintain flexibility for future access and development of the <br />westerly half of the total property. <br />d. That development plans and final landscape plans be subject to <br />staff review. <br />
