We anticipate that the proposed project will be particularly <br />beneficial to the existing neighborhood for several reasons. <br />The main, and most general effect will be in maintaining a <br />very attractive site and improving its effectiveness as a <br />buffer from the adjacent business, industrial, and public <br />park uses to the existing residential neighborhood. The <br />project's-effect on traffic should be minimal as we are <br />directing traffic southward from the site, away from the <br />residential neighborhood. We anticipate the effect on property <br />values will be positive. <br />
