PAUL, MINN. 55113 <br />June 23, 1986 <br />City of Roseville <br />2660 Civic Center Drive <br />Roseville, Minnesota 55113 <br />Greetings: <br />I am sU.bmitting an application for a Special Use Permit <br />at this time, because the Zoning Ordinance I-2 does not <br />provide for outside storage of the type of material that <br />is now stored on a small portion of my property. <br />This parcel has been leased to Keystone Automotive Co. <br />since April, 1977 for the purpose of storing auto and <br />truck bumpers prior to a complete reconditioningprocess. <br />The very nature of the material is such that itdoesnot <br />create a trash environment. <br />The area is a 100' x 120' parcel on Lot #1, with access <br />on County Road C-2 and is approximately 328' east of <br />the intersection of Cleveland Avenue North and County <br />Road C-2. There are no buildings immediately adjoining <br />this parcel, nor activity with which there may be conflict. <br />During the nine years that this parcel has been leased for <br />this use, there has been no conflict over the use of <br />`-he parcel. <br />It is my understanding that an outside storage activity <br />can be made acceptable by the installation of suitable <br />screening. The parcel is presently fenced completely <br />with a seven foot steel fence. Adding suitable screening <br />will effectively remove any visual objection, and enhance <br />the appearance of the property. <br />I will appreciate our approval pproval of my application for <br />Special Use Permit, which will make it possible to continue <br />to receive the revenue that this lease provides. It is <br />unlikely that a suitable replacement lessee is readily <br />obtainable , and the lessee has indicated that any change <br />for them would be very crucial. <br />Very truly yours. <br />CARMEN T.
