The shopping center for which this sign is proposed <br />has been previously <br />reviewed and approved by the Planning Commission <br />and Counsi 1. The <br />approval included, as a condition, the dedication <br />of a 16-1/2 foot <br />right-of-way on the west side of Lexington Avenue, <br />which brings the <br />right-of-way up to the parking area. A variance <br />was issued to allow <br />the parking to be located contiguous to this new <br />property line rather <br />than the 15 feet required. In effect, the parking <br />is set back 16-1/2 <br />feet from the old property line. The ordinance allows a pylon sign for <br />a shopping center of this type to be 30 feet high with 200 square feet <br />of area. They propose to construct the sign 25 <br />feet high with 165 <br />square feet of sign area. They propose, however, <br />to locate the sign <br />the required 30 * feet back from the old property line rather than the <br />new property line. Thus, a variance of 16-1/2 feet <br />is requested. <br />2. Attached is a drawing submitted by the applicant indicating the design <br />of the sign and its location with respect to the southeast corner of the <br />shopping center site. This site is, as you recall, immediately north of <br />the Fist Minnesota Federal Savings and Loan offices. <br />3. You will find from examining the site that it is consistent with the <br />location of other signs in the area which were located prior to the <br />additional dedication of the right-of-way. Until Lexington Avenue is <br />expanded (pavement width to the west), the setback to the parking and <br />the sign will appear to be as required. You will recall that this site is <br />extremely shallow in depth and that was a principle factor in allowing <br />for the reduced setback for parking and the sign following the <br />dedication of the additional 16-1/2 feet of right-of-way (thus making the <br />property more shallow than it already was prior to development). <br />
