The Browns propose to divide heir lot that extends from Alta Vista <br />Drive to Dale Street, similar to lots to the north of their property and <br />to the south. In the past, many such lots with frontage on Alta Vista <br />Drive and Dale Street have been divided into two lots. <br />2. The reason this condition exists is that, originally, Dale St: aet went up <br />Alta Vista Drive then down Dale Court to its alignment on the section <br />line to the north. About twenty years ago, Dale Street was extended <br />straight north from its intersection with Larpenteur Avenue (on the <br />section line). This new extension of Dale Street, in a straight <br />north/south alignment, produced the double frontage lots, of which the <br />Brown's property is one. <br />3. The existing lot was 60.15 feet in <br />width <br />(perpendicular distance between <br />the side lot lines). Similar lots occur <br />to <br />the <br />nr: th and have previously <br />been divided. Their existing home <br />is sited on <br />the westerly half of the <br />original property. They propose to <br />divide <br />the <br />property to produce a lot <br />of 123 feet in depth (off Dale Street) <br />and <br />144.37 feet in depth (as <br />measured along the south property <br />line) <br />for <br />the lot fronting on Alta <br />Vista Drive. <br />4. Ten feet of additional dedication <br />required. There appeared to be no <br />to the knowledge of the staff. <br />for Dale Street is proposed as <br />particular problem with this proposal <br />
