PLANNING REPORT
DATE:
CASE NUMBER:
APPLICANT:
LOCATION:
ACTION REQUESTED:
PLANNING CONSIDERATIONS:
6 August 1986
1678
Frieda Schulze
East of Cleveland Avenue,
Southeasterly of Brenner
Avenue (see sketch)
Approval of Land Division
1. The City of Roseville has already purchased the easterly 200 feet of
Frieda Schulze's parcel which originally consisted of 7.98 acres. The
new parcel consists of 1.49 acres and is to be added to the Langton
Lake Park area contiguous on the east side.
2. We have prepared a map showing the park land already owned as part
of the Langton Lake system (north of County Road C2), plus the parcel
in question and additional properties in the process of purchase. The
parcel marked "A" is the property recently purchased from Frieda
Schulze. The parcel marked "B" is a parcel purchased by the City
some time ago for ponding purposes. The parcel marked "C" is
currently under negotiation to be purchased by the City from Marie
Richardson. The parcel marked "D" was dedicated by the Presbyterian
Homes people at the time of their purchase and adaptation of the
school site to a senior citizens' care facility. -
3. Attached is a drawing illustrating the proposed use to which the
property in question is planned as it relates to the remainder of the
park system. Obviously, one of the important. functions of additional
property to be purchased as a part of this portion of the Langton Lake
Park system is to provide access to the Park from the west side via
Cleveland Avenue and/or the stub street off Brenner Street to the
north. When the land was dedicated by the Presbyterian Home folks, it
was agreed that additional access to the west would be pursued so as
to limit the extensive traffic via the entrance off Arthur Street.
4. Obviously, the land ownership pattern, as it is proposed to exist, does
not provide an obvious route for vehicular access. Additional land
and/or right-of-way will be essential in conjunction with the ultimate
development of the subject property and will be necessary to assure
adequate westerly access. Additional sketches will be shown indicating
optional access methods.
