Attached is a drawing submitted by the applicants indicating their <br />proposal to divide their lot, which has 166 feet of frontage on the east <br />side of Williams Street. The lot has a depth of 124.47 feet. <br />2. The proposal is to divide the lot in half to produce two 83 foot lots, <br />one which would be occupied by the existing home at the address of <br />213U Williams Street. You will note that the equal division results in a <br />5 foot setback for the sidelot on the south side of the existing house. <br />The normal requirement is 10 feet. Obviously, the lot line could be <br />moved further south to provide a setback greater than 5 feet. In this <br />case, however, It may be appropriate to leave the lots at 83 feet since <br />all the lots on this side of the street require a 5 foot sidayard setback. <br />All the lots on the west side of the street also require a 5 foot <br />setback, except for the three northerly most lots which were platted <br />after 1959. All lots in the City platted prior to 1959 require only a <br />five foot setback, which was the required setback In the old Ramsey <br />County "Zoning Ordinance that applied to Roseville prior to March 1959. <br />3. You will note from the attached drawings that the lot size proposed is <br />consistent with those in the Immediate area- although, the 83 foot lot <br />frontage is 2 feet under the prescribed standard. The lot area will be <br />10,292 square feet, whereas 11,000 square feet is the prescribed <br />minimum for Interior lots, other than corner lots. <br />4. The proposal then is for approval of a simple lot split, which appears <br />to be consistent with the lot sizes in the immediate area. <br />
