County Road C-2 <br />Northwest Corner of County Road C-2 <br />and Partridge Road <br />Rezoning from 1-1 to 1-2 <br />PLANNING CONSIDERATIONS: <br />1. The property in question consists of approximately 2.6 acres of which <br />2.3 acres is owned by the Applicant and the .3 acres (a triangle near <br />the northwest corner of the property) is leased from NSP. The property <br />has been occupied in the past principally for mobile home sales and <br />storage. A variety of metal and concrete block buildings have been <br />constructed over the years, one of which has been leased to a diesel <br />truck repair service. The grounds have been and continue to be <br />partially used for the storage of various and sundry vehicles. The <br />general appearance of most of the grounds is unsightly, though recent <br />attempts have been made to improve the frontage, and particularly <br />the ,outheast corner of the property. (Pictures of the property and <br />buildings will be available at the Planning Commission meeting.) <br />2. The Applicant uses much of the property for a truck washing service. <br />Some of this service is provided in truck washing bays on the premises, <br />with the remainder of the service being provided on the truckers site <br />through the use of portable washing equipment mounted in a truck <br />vehicle. <br />3. Approximately a year ago, one of the structures was leased for the diesel <br />repair service. This service is provided as a permitted use in the 1-1 <br />District. The Applicant was informed by the Village that, either the <br />property would have to be rezoned to accommodate the truck repair service, <br />or the operation would have to cease. Thus, the Applicant is applying <br />for the rezoning. <br />4. The property to the north is occupied by the Agora Leases, Inc., owned <br />by Jack Maxwell. Mr. Maxwell had submitted a letter on August 14th <br />opposing the rezoning on the grounds that it might encourage further <br />"deterioration" in the area. On August 27th, Mr. Maxwell wrote a <br />letter to the Planning Commission as follows: <br />
