PLANNING REPORT
DATE:
CASE NUMBER:
APPLICANT:
t-.00ATION:
ACTION REQUESTED:
3 September 1986
1656
Paul Nelson (DBA Haulers
Equipment Co., Inc.)
Northwest Corner of County
Road C2 and Partridge Road
Special Use Permit for Truck
Sales Dealership
PLANNING CONSIDERATIONS:
1. This: request was originally heard by the Planning Commission at its 4
June 1986 meeting. After this meeting, Craig Waldron, Director of
Economic Development, wrote a latter dated 5 June 1986 to Mr. James
Trapp, owner of the property. A copy of that letter is attached.
2. Though there have been several meetings with representatives of Mr.
Trapp in the post months, no definitive proposals: have been brought
forward relating to the concerns of the City. Though we have surmised
that an architect had been hired to prepare a new site planning
improvement proposal, there has boon no word from the applicant (Mr.
Nelson, owner of the Now and Used CarbagL. Truck Distribution
Company), Mr. Trapp, or file representatives. Attached is a copy of a
letter dated 11 August 1986 from Craig A. Waldron to Mrs. Judy Trappâ–ş
lnformirwj her of the Council member's action at its .4,ugust meeting.
3. The Planning Commission and Council members may wish to review
extracts from our previous reports regarding the backgrt, und of the
concerns of the City regarding this property over the past fourteen
years. Members of the City staff viewed the property on Wednesday,
August 27. The cite conditions appear to remain the same, but with
Intensification of exterior garbage truck equipment display, we suggest
that it would be helpful it members of the Planning Commission and
Council viewed the site prior to the upcoming hearings, if possible.
4. The r`.annirvj Commission and Council may wish to consider a negative
review of the application as proposed and to consider implementation of
the action to achieve reasonable improvement in current site conditions.
