!tt SURVEYOR'S CERTIFICATE The undersigned Minnesota registered land surveyor hereby certifies to Reliance, Inc., First Minnesota Savings Bank, F.S.B., and Title Insurance Company of Minnesota that (i) this plat of survey represents a true and correct survey of the real property described hereon (the "Premises") which was made on the ground under my direct supervision on the date elsewhere set forth hereon; (ii) this plat of survey accurately shows the boundaries of the Premises in accordance with the legal description of the Premises elsewhere set forth hereon, (iii) this plat of survey accurately shows the location of all buildings, structures and other improvements, if any, situate on the Premises; (iv) this plat of si'rvey accurately shows the location of all easements of record affecting the Premises in accordance with the legal description(s) set forth in the instruments pursuant to which such easements have been granted or created; (v) that all easements or restrictions are shown as per Certificate of Title No. 271868; (vi) this plat of survey accurately shows the rights -of -way lines of all streets and roads abutting the Premises and the width thereof as indicated; (vii) there are no visible encroachments from the Premises onto adjoining property, streets or roadways or onto the Premises from adjoining property, streets or roadways; (viii) there is a drainage pond that stradles the westerly property line; (ix) ingress and egress to and from the Premises is provided by County Road B2, a paved and dedicated right-of-way maintained by City of Roseville.
