PLANNING REPORT
DATE:
CASE NUMBER:
APPLICANT:
LOCATION:
ACTION REQUESTED:
PLA II GNG CONSIDERATIONS:
1. The Albrech
is
5 March 1986
1645
Norman E. and Jean V.
Albrecht and Hugo N. and
Dorothy M. Thompson, Joint
Applicants
Northwest of West Owasso
Boulevard, Southeast of Valley
Park (see sketch)
Division of Lot
lived side by side for many
1965, they purchased this lot
the lot to each of their
x. Now they wish to reestablish the original lot (shown as Lot 8
on the
attached sketch) and sell it for a separate homesite.
The
lot was
originally platted at 75 feet In width, as are all the
lobs
In the
immediate area. Because Mr. Albrecht's house at 3069
West
Owasso
Boulevard Is only 6 feet from the original northeasterly
property
line,
the two applicants proposed to add 4 feet to that lot so
as to
provide
the required 10 foot setback at the side of the Albrecht's
house.
Thus,
the new lot proposed will have 71 feet of frontage, rather than the
original 75 feet. The 71 foot lot will have 1,800 square
feet
of land
area. The City's minimum standard for such an Interior lot,
as you
know, is 1,100 square feet.
3. Attached
is a statement from the Albrecht's and the
Thompson's,
along
with a
series of four drawings Illustrating the sequence of
events
relating to the division of these lots. You will note
that a portion
of
the lard
was platted when access was provided to the
northwest
at the
time Vie
Millwood Avenue cul-de-sac was constructed
(south of
Valley
Perk).
4. The City staff engineers Inform us that there appears to be no problem
with respect to the division of the land as proposed. Adverse impact,
if any, would relate to the two contiguous properties; each of which are
owned by tho applicants.
