r
January 31, 1986
City of Roseville
2660 Civic Center Drive
Roseville, Minnesota, 55113
This letter accompanies the application for Division of a Platted Lot
submitted jointly by Norman E. and Jean V. Albrecht of 3069 W. Owasso Blvd.
and Hugo N. and Dorothy N. Thompson of 3085 W. 0wasso Blvd., Roseville, 55113.
'fie seek permission to detach portions of former Lot 8 from properties
owned separately by Thompsons and Albrechts, and reassemble them into one
lot suitable for a single family dwelling, as shown on the attached series
of four maps.
MaR #1 shows the initial platting of Lots 7, 8, and 9 prior to November
1965. Lot 7 was owned and occupied by Thompsons, Lot 9 by Albrechts, and
the vacant Lot 8 was owned by Lowell and Leah Haas of Maquoketa, Iowa.
In Novermaor 1965, Albrechts and Thompsons purchased Lot 8
:from Haas', divided it down the middle, and attached the separate halves
to Lots 7 and 9 as shown in eap #2.
&2 W3. On October 15, 19791 the HOseville City Council approved
Albrechts' request to, divide their property into two parcels by extending
the straight line ghich separates Lots 10 and 21 northward across Lot 9
and the south half of Lot 8, as shown in Map #3. The parcel facingKill-
A00d Avenue was sold on January 10, 1985, to Roger and Carol Sorenson of
Roseville.
0Z, .b4• +a now wish to reassemble Lot 8, excluding the portion sold,
to SOTensons, and excluding a four -foot wide strip along the most southerly
boundary of Lot 8 which, for reason, stated below $ would remain attached
yo LJt, 9. stte resulting Lot o Noulsi have A foet of frontage on ;,est
Owasso Blvd., and al —oximiatoly MOW square feet in area including the
portion extending down to the edge of Valley Park. Lot 9 would then be
79 feet in width. This propowa is shown in Map :; 4.
The reasons for keeping an additional four -foot strip attached to
Lot 9 are as follows,
I. Albrechts' house at 3069 d. Owasso Blvd. is only 6 feet from the
original property line, and has an overhanging eave nearly 3 feet wide.
A ladder. leaning against the Save has its rase in Lot 8, so that a fence,
hedge, %.all, or Barden in the neighoor's yard along the lot 1.11ne would
make home maintenance difficult.
Page 1 of 2 pages
