GOLDEN AGE NURSING HOME, 1611 Page 2
distance of 5 feet. The intent is to provide as much
parking as possible, recognizing the demonstrated need for
increased parking facilities on site.
5. One of the good things about either proposal is that the
parking lot will be brought up to standards with the
required concrete curb and extensive landscaping will be
done to improve the appearance of the facility.
It would be helpful if the members of the Planning
Commission and Council could view the existing facilities so
as to be able to more adequately judge the merits of the
proposed expansion and improvement to the parking facility.
6. The applicants propose to also change and upgrade the
service access to the structure which occurs in the
courtyard on the easterly side of the site (between the two
wings extending easterly toward Albert Street).
7. It is anticipated that the progress of the negotiations will
be determined as of the date of the Planning Commission
hearing next Wednesday. The revised plan (not attached)
will have the merit of there being greater distance between
the north edge of one parking lot and the private roadway
which in the plan initially proposed (attached) places the
north edge of the parking lot within 3 feet 6 inches of the
private east/west roadway. In this sense, there is merit to
serious consideration of the revised plan, leaving a larger
green space on the north edge of the parking lot Which will
approximate 20 feet (estimated). Though the parking
capacity in the second plan is less, the angle of parking
configuration will work better and, in our opinion, will be
more aesthetically pleasing.
The revised plan has just been delivered to our office,
Wednesday, August 29, and is the third plan to this report.
