• 0 <br />REQUEST FOR COUNCIL ACTION DATE: <br />Department Approval: <br />ITEM NO.: <br />Manager Reviewed: Agenda Section: <br />Hearings <br />Item Description: Graham Investment's request for rezoning of <br />land from R-1 and B-1 to B-2, approval of <br />Special Use Permit, and Amendment to Comprehen- <br />sive Plan at 1906 North Lexington. <br />The Planning Commission, on September 4, unanimously recommended <br />Graham Investment's request for rezoning of land from R-1 and B-1 <br />to B-2, approval of Special Use Permit, and Amendment to <br />Comprehensive Plan with the following conditions: <br />1. That cnly one driveway be allowed on the Lexington side of <br />the parcel. Consideration should be given to combining said <br />driveway with Ace's operation. <br />2. That one driveway on Roselawn should be moved to the far <br />eastern side of the parcel and, thus, the majority of parking <br />should be placed on the western part of the parcel. <br />9/09/85 <br />3. That the parking request should be reduced to the required forty- <br />six as opposed to the proposed fifty-three. The reduction <br />should encourage parking to the west again, and the other areas <br />that are modified should remain open space. <br />4. That the staff approve a new landscape plan, based on negotiation <br />with neighbors. <br />5. That the staff approve final drainage plan. <br />6. That screening on the roof top be required for HVAC equipment. <br />7. That the 16.5 feet of right-of-way on the Lexington side of <br />the project be dedicated to the City. <br />COUNCIL ACTION REQUESTED: <br />Motion approving/denying amendment to the Comprehensive Plan <br />modifying the Residential parcel to Business. <br />Motion approving/denying Graham Investment's request for rezoning <br />from R-1 and B-1 to B-2. <br />
