•
PLANNING REPORT
DATE:
CASE NUMBER:
APPLICANT:
LOCATION:
ACTION REQUESTED:
PLANNING CONSIDERATIONS:
•
3 September 1985
1609
Graham Investment, Inc.
Southeasterly of the
Intersection of Roselawn
Avenue and Lexington
Avenue (see sketch)
Rezoning of Land from R-1,
B-1, and B-2 to B-3, and
Approval of Special Use
Permit for Off -Sale Liquor
Store
1. The applicant, Mr. Robert Graham, has made arrangements to
purchase the Cath property south and east of Ace's Service
Station at the southeast corner of Roselawn and Lexington
Avenue. He proposes to construct an off -sale liquor store
70 feet by 130 feet equalling 9,100 square feet on the
prope , uare feet. This is the
property that was formerly proposed for Nolan's Supermarket,
which was turned down by the City primarily because the
proposed structure was too large for the limited site (which
at that time included the service station). The current
proposal includes a stricture relatively small for this site
as evidenced by the fact that, though forty-six parking
spaces are required to serve the proposed structure,
fifty-three parking spaces are proposed in the plan. No
variances are proposed or required for the projected
development.
2. Perhaps the principal problem with the proposal, as noted by
the engineering staff, is that two driveways are proposed on
Lexington Avenue and two driveways on Roselawn Avenue. They
suggest that with the size of the structure as proposed and
the known traffic conditions on both Lexington and Roselawn
Avenue that a single driveway to each street would be
adequate. The engineering staff will comment further on
these conditions, suggesting which of the driveways may be
considered for elimination.
3. Sixteen and one-half feet of right-of-way is proposed for
dedicat ion`-aZ- required on t eas_ t side of Lexington Avenue
and the setback for the parking areas are establisie$ at 15
feet as required by ordinance.
P
