The following conditions were
attached to your approval:
1. That one driveway be permitted on Roselawn, as approved by
the staff.
2. That the parking be limited to forty-six (46) spaces.
3. That the landscape plans be approved
negotiations with the adjacent neighbors.
staff, based on
4.
That
the
final drainage plan be approved by staff.
5.
That
the
roof top equipment be screened.
6. That thirteen and one-half (13-1/2) feet of additional right-
of-way be dedicated for Lexington Avenue.
In addition, your request for the rezoning of the property to the
north from B-1 to B-2 was denied; however, the Council will be
considering a modification to the ordinance that will allow
parking for an off sale liquor store, when such store is located
on a contiguous B-2 zoned parcel as a special use in a B-1 zoning,
district. Therefore, you should consider the aforementioned
rezoning from R-i to B-2 to be effective only upon the adoption
of the ordinance amendment.
If you should have any questions, please don't hesitate to
contact me.
Sincerely,
Craig A..Waldron
Director of Economic Development
