In this case, however, the lots are slightly smaller wieth <br />the westerly --most lot proposed to be 37,358 square feet and the easterl <br />most lot to be 37,167 square feet. Attached is a co y <br />submitted by the applicant indicating the existing lot,ofthe a proposed <br />division and the delineation of the location of the existing residence o <br />the property. n <br />2. In this case, Mr. Drown notes the following comments regarding proposed division: 8 g the <br />1• A drainage/ponding easement is needed for the rear portion of this <br />subdivision similar to that of the Doerr proposal. A preservation <br />of the needed ponding area is recommended by the provision of an <br />easement, if the subdivision is approved. <br />2. A sewer service but no water service exists to serve the new lot <br />to the west. City Code requires the subdivider to deposit one and <br />one—half times the estimated cost of this service, or petition the <br />City to construct it as a public improvement and assess the cost <br />against the lot. <br />3. Additional charges in the amount of $4,280.17 will become due u on <br />approval of the subdivision. P <br />3. Reference is made to the planning report on File 1579 (Doerr Proposal) <br />relating to the calculation of land area for the various lots the <br />original Midway Acres plat. These calculations can be used as a basis <br />for evaluating the reasonableness and compatibility of the proposed land <br />division to the lots within the subdivision. <br />As in the the <br />proposal for the division of Lot 7, Block 29 similar findingse ofr fact <br />should be determined as a basis for the approval or disapproval of the <br />proposal. <br />4• As the engineering staff notes, the determination of the adequacy <br />ponding capacity and ultimate easement needs can best be done after the <br />snow season. In the event an evaluation of an ecological impact is <br />desired, this too can best be done later in them season. <br />
