• <br />PLANNING RKPORT <br />DATE: 6 March 1985 <br />CASE NUMBER: 1579-85 <br />APPLICANT: Norman Doerr <br />LOCATION: Southeasterly of Gluek Lane North <br />ACTION REQUESTED: Division of a Lot <br />PLANNING CONSIDERATIONS: <br />1. A number of years ago, two of the existing larger lots in the Gluek Lane <br />development were proposed for subdivision by the then owners and <br />developers of the Gluek Lane development, platted as Midway Acres. <br />Attached is a copy of a portion of the section map indicating the original <br />plat. On that section map we have indicated the proposed division of Lot <br />7, Block 2. Also indicated on that map is a second proposed division to <br />be considered at the 6 March meeting of the Planning Commission by a <br />second applicant, Mr. Robert Farinacci. <br />2. The previous application for subdivision was disapproved by the City on <br />the grounds that the division was not compatible with the scale of the <br />remaining lots in the subdivision. Other landowners in the area at the <br />time objected strenuously to the proposed division. <br />At this time most of the remaining lots have been developed so that the <br />general character of "open space" has changed considerably in recent <br />years. <br />3. Obviously, Lot 7 of Block 2, the subject of this application is the <br />largest lot in the original plat. The applicant proposes to take this lot <br />consisting of approximately 2.16 acres and divide it into two lots with <br />the westerly lot consisting of an area of 45,304 square feet and the <br />easterly most lot having an area of 48,883 square feet. Each of these <br />lots, of course, is substantially larger than the minimum lot size of <br />12,500 square feet on corner lots and 11,000 square feet on interior <br />lots as established by the City's Zoning Code. <br />4. Attached is a copy of the proposed subdivision which also indicates the <br />location of the existing house on the westerly portion of the lot as now <br />platted. <br />5. As in the case of the previously proposed subdivision, the principal <br />question is one of the reasonableness of the lot division proposed in view <br />of the scale of the lots in the immediate area and the subdivision as a <br />whole. For this purpose, we have calculated by planimeter measurement the <br />approximate area of each of the lots in the original subdivision. These <br />lot area calculattions should assist the Planning Commission and Council in <br />evaluating the appropriateness of the proposed division. <br />
