Mr. Mattson proposes to move his residence from its existing location at <br />Lot 71 Block 1, Fairview Hills (1766 Bruce Avenue) to Lots 1 and 2, block <br />2, Parranto First Addition (2870 Wheeler Street). As you know, the <br />property on Bruce Avenue is a part of the recently approved Tanurb <br />shopping center development. <br />2. Attached is a copy of a short statement from Mr. Mattson dated 6 February <br />1985 outlining his proposal. Also attached is a copy of a memo from <br />Gordon Beseth, City Building Inspector, outlining the results of his <br />inspection of the premises. <br />3. The two lots on Wheeler Street have a total frontage of 102 feet, and the <br />residence to be moved will occupy both lots. Attached is a copy of a site <br />plan submitted by the applicant indicating the proposed location of the <br />house on the two lots. <br />4. The Wheeler Street lots are zoned R-21 and a number of duplexes have been <br />developed already in this subdivision. The lots to the north (across <br />County Road C-2), however, are zoned single family residential. The <br />applicant is aware of the R-2 zoning and the existence of the duplexes in <br />the immediate area. <br />5. The applicant has submitted a petition signed by 25 persons, owners of <br />property in the immediate area. Some of these signatures are husband and <br />wife representing one property. <br />6. The residence as it exists at 1766 Bruce Avenue is a very attractive <br />home, and should appear to be no problem in terms of compatibility with <br />the existing homes at the Wheeler Street site. This degree of <br />compatibility is the real reason for the City's control on the relocation <br />of single family homes. The Ordinance was adopted in the late 509 when a <br />considerable number of older two and three story homes were being moved <br />from central city locations to suburban sites. In some cases, these homes <br />were incompatible aesthetically with the one story "ranch type" homes <br />popular in the suburbs at that time. <br />7. Mr. *4attson has submitted a picture of the residence which will be <br />avai-Lable for viewing by the Planning Commission and Council at the <br />hearing. There would appear to be no problem with respect to the proposed <br />movement of this structure to the new site. <br />
