Proposed building to be 10,000 square feet and similar in construction <br />to the other area 1I.G.M. Liquor Warehouses in White Bear Labe, St. <br />Paul, and Little Canada. <br />2. Approximately 9,000 square feet will be used for off sale liquor and <br />11000 square feet will be rental. <br />3. The varience to the zoning ordinance for parking is to allow customers <br />the ability to drive through all parking lots and facilitate traffic <br />flow. The busy times at the retail and restaurant locations vary making <br />this a convience to the residents of Roseville. <br />4. The special use permit is for the ability to put an off sale liquor <br />store in a structure other than a shopping mall of 80,000 square feet. <br />We feel the M.G.M. Liquor Warehouse would be a benefit to the City for the <br />following reasons: <br />A. Our pricing will be a benefit to the consumer. <br />B. Our reputation is the cities we are now in is above reproach. <br />We use off duty policemen during various evening hours to keep <br />underage people out of the store. <br />C. The selection in wines, spirits and beer gives the residents a <br />much wider selection than other stores may be able to offer. <br />D. Our stores are geared to develop not abuse to liquor, but enjoy- <br />ment in moderation. 80% of our store is devoted to liquor, beer <br />and wine less that 14% alcohol content. In addition we have non- <br />alcoholic sections for people who wish for the taste but not the <br />alcohol. <br />
