RE' EST FOR COUNCIL ACTION <br />Department Approval: <br />DATE: 4/8/85 <br />ITEM NO.: 9-50 <br />Manager Reviewed: Agenda Section: <br />Hearings <br />Item Description: Al Kehr request for rezoning from R-1 to R-2, <br />special use permit for Planned Unit Development, <br />preliminary plat and variance to density at 674 <br />County Road C. <br />The Planning Commission, at its February 6 meeting, on a 4-Aye, 3-Nay <br />vote, recommended approval of Al Kehr's request for rezoning from R-1 to <br />R-2, special use permit for Planned Unit Development, and variance to <br />density at 674 County Road C, with the following conditions: <br />1) That the property be developed in accordance with the site plan <br />dated January 22, 1985. <br />2) That in lieu of constructing a sidewalk, the applicant shall <br />deposit with the City an amount equal to the estimated cost of the <br />sidewalk. <br />3) That utility plans be approved by staff. <br />4) That no parking be permitted on the private street from the corner <br />of the "L" to the east property line. <br />5) That a temporary hammerhead turnaround be provided at the east <br />property line until the street is continued to the east. <br />6) That provisions be made to assure the private street will be <br />maintained by the Homeowner's Association and that an easement be <br />provided to assure the use of the street by property owners to the <br />east. <br />7) That the staff review the possibility of moving the fire hydrant <br />located near the corner of the "L". <br />After the Planning Commission meeting, the Council met with property <br />owners and potential developers regarding the possible land use east of <br />Mr. Kehr's property. <br />Attached is the petition submitted by Mr. Kehr with his first <br />application, and a petition recently submitted by Mr. Ed Salverda. Also <br />attached is a letter from Terry Metz, 690 County Road C, regarding the <br />proposal. <br />
