ATTACHiBNT 1 <br />The development, tentatively named the Roseville Fami1', Care Center <br />will provide a variety of health care -related services which will b <br />geared to the family. These services are: a Physicians Clinic, an <br />Urgent Care Center, a Day Care Center, a Pharmacy, Family Therapy <br />Services, Chemical Dependency counseling, Community Education, and <br />potentially, other health care services. <br />e <br />The above services will be provided through a 14,543 square loot building <br />and will provide full-time employment to approximately 34 persons <br />(See Table 1) . Yearly anticipated payroll for the facility -:ill be <br />approximately $ 788, 000 . The project will have s <br />a signiame ficant <br />positive <br />impact on the C `y's tax base, and should a <br />t theve a very <br />favorable impact on the City's quality of life. <br />The impact of this facility on the. -surrounding environment will also, <br />for the most part, be positive. While the facility Will provide some <br />traffic congestion along the service road during the rush hours, the <br />impact should be minimal. The aesthetic presentation of the building the <br />will have a pleasant effect with its brick veneer completely g <br />scaped entrance area. in addition, the use <br />building and its central, land <br />of the facility is ccisistent with the City'b Comprehensive Land Use <br />Guide and addresses a community need for quality health care services <br />in a convenient location. For these reasons, we anticipate that the <br />Roseville Family Care Center will i.nciease the value of surrounding <br />properties. <br />M <br />
