0
CASE NUMBER: 1548-84
APPLICANT:• Health Resources Assistance Corp.
Page 2
4. Attached -is a copy of a letter from Mrs. Slawik stating her intentions
regarding Lot 1. This lot is not proposed to be rezoned at this time.
5. The engineer indicates that Lot 3 will require an extension to the
sanitary sewer to serve this lot. This extension is shown on the plan
which should be petitioned for as a public improvement.
David Drown also notes that the drainage plan is inadequate.
should be picked up in the parking lot and conveyed to the The
storm drainage
with a pipe system versus the proposed overland flow indicated on the
plan. The landscape plan may also require some adjustments so as to not
have extensive planting on top of the sewer easement. This can be
accommodated by making the landscape plan conditional upon future staff
approval.
6. In general, it would appear that this proposed facility will be a helpful
addition to the community, housed in a very attractive structure. The
land use plan indicates this land to be utilized for business purposes,
thus the rezoning proposal is consistent with the Comprehensive Plan.
7. The principal problem with the proposal appears to be With the ultimate
disposition of Lot 1. It may be appropriate to approve
ary
plat subject to the City Attorney ' s review of the adequacy prelim
firs.
Slawik"s statk lent regarding the ultimate use of the land. The proposal
requested then is for approval of the rezoning of the property from I-1 to
8-2 for Lots 2 and 3, and the approval of the preliminary plat.
