CASE NUMBER: 1548-84 0 <br />APPLICANT:- Health Resources Assistance Corp. Page 2 <br />4. Attached -is a copy of a letter from Mrs. Slawik stating her intentions <br />regarding Lot 1. This lot is not proposed to be rezoned at this time. <br />5. The engineer indicates that Lot 3 will require an extension to the <br />sanitary sewer to serve this lot. This extension is shown on the plan <br />which should be petitioned for as a public improvement. <br />David Drown also notes that the drainage plan is inadequate. The drainage <br />should be picked up in the parking lot and conveyed to the storm sewer <br />with a pipe system versus the proposed overland flow indicated on the <br />plan. The landscape plan may also require some adjustments so as to not. <br />have extensive planting on top of the sewer easement. This can be <br />accommodated by making the landscape plan conditional upon future staff <br />approval. <br />6. In, general, it would appear that this proposed facility will be a helpful <br />addition to the community, housed in a very attractive structure. The <br />land use plan indicates this land to be utilized for business purposes, <br />thus the rezoning proposal is consistent with the Comprehensive Plan. <br />7. The principal problem with the proposal appears to be wits, the ultimate <br />disposition of Lot 1. It may be appropriate to approve the preliminary <br />plat subject to the City Attorney's review of the adequacy of Mrs. <br />Slawik's statement regarding the ultimate use of the land. The proposal <br />requested then is for approval of the rezoning of the property from I-1 to <br />B-2 for Lots 2 and 3, and the approval of the preliminary plat. <br />
