The Gavrilescus reside in a home on a 75 foot lot, platted prior to March <br />1959, a part of Carol's Garden Plat. Having been platted prior to the <br />adoption of the new Zoning Ordinance in 1959, a 5 foot setback is required <br />for a structure contiguous to the side lot lines on either side. <br />2. Several weeks ago the Gavrilescus came in to meet with the staff regarding <br />their plan to add a 10 foot wide addition to their existing single car <br />garage which currently exists with a width of 12 feet, 6 inches. Thus,, <br />the new double garage would have a total width of 22 feet, 6 inches. This <br />would place the garage 3 feet, 6 inches from the easterly side property <br />line. Attached is a copy of their site plan indicating these dimensions. <br />You will note that the plan also illustrates that if the garage addition <br />is confined to 8 feet, 6 inches, the 5 foot setback can be maintained, and <br />the resulting new double garage would be 21 feet in width. <br />3. Double garages normally vary from 20 feet, 22 feet to 24 feet. While <br />20 foot and 22 foot garages are common, 24 foot garages are sometimes <br />preferred due to the additional storage space that is thus accommodated. <br />It was suggested at the time that a 21 foot garage would be adequate and a <br />variance would thus not be necessary. <br />for approval of a minor variance and hesecu secured Gavrilescus, the eq iredy written <br />permission of the four affected property owners that were designated by <br />the staff. <br />4. As you know, the minor variance procedure requires the unanimous consent <br />of the Minor Variance Board, in which case the application can proceed <br />directly to the Council for final approval. The Board consists of the Building Inspector, the <br />Assistant City Engineer, and the Administrative Assistant to the City <br />Manager. <br />5. Prerequisite for application for variance is that of a physical hardship <br />relating to the lot, location of an existing structure, and/or other <br />physical conditions that are unique to the property in question.
