Maiwurm <br />West of Dale Street, East of Alta Vista <br />Drive <br />Approval of Lot Division <br />1. The property at 1766 Alta Vista Drive extends through to Dale Street. <br />Like many properties that are so positioned, the applicant in this case <br />proposes to divide the lands so as to create a residential lot fronting on <br />Dale Street. <br />2. The engineering Department makes the following recommendations: <br />a. Ten feet of right-of-way dedication for Dale Street is needed. <br />b. Unpaid sanitary sewer assessment of $553.58 will become due upon <br />subdivision. <br />C. Location of the existing building relative to property lines is not <br />shown on the drawings. If they are closer than ten feet to any line, <br />approval of this subdivision will make both parcels ten foot setback <br />parcels and may render the existing house nonconforming. If this is <br />the case, approval of variances to these dimensions may be appropriate <br />concurrent with this application. <br />d. A sanitary sewer easement along the north property line of the <br />westerly lot should be dedicated to allow for sanitary sewer access <br />for the easterly lot to the sanitary sewer in Alta Vista Drive. <br />e. Dale Street does not have a water main at this time. To provide for <br />adequate fire service to the new parcel along Dale Street, a public <br />water main must be extended from the existing main on Alta Vista to <br />serve the new parcel. It is, therefore, appropriate to condition any <br />lot division on the petition for and approval of a public water main <br />to serve this lot. An earlier Planning commission and Council lot <br />division at 1748 Alta Vista also contains a condition that the water <br />main must be constructed. <br />3. Attached is a copy of a short statement from the applicant and copies of <br />drawings illustrating the proposed structure to be built on the site. <br />4. Subject to the engineering conditions outlined, it would appear that the <br />proposed division is reasonable and consistent with previous divisions in <br />the area. <br />
