rR, <br />d care centers <br />May 4, 1984 <br />Mr. James Andre, <br />City Manager and <br />Members of City Council <br />Roseville City Hall <br />2660 Civic Center Drive <br />Roseville, Minnesota 55113 <br />Re: 2310 County Road # 3 - Roseville <br />Zoned B2 <br />Gentlemen: <br />We are writing to ask that due consideration be given for <br />approval of a child care facility as a permitted use at <br />the above location or, in the alternative, the addition <br />of a day care unit to the list of permitted uses for the <br />property. To familiarize you with its location, it is <br />being offered by Gonyea Realty, is zoned B2, is almost <br />adjacent to a small video arcade building and is directly <br />across the street from an A & W. <br />Based on the location of the property and traffic in the <br />immediate area and existing zoning, we feel that a child <br />care center would.be the most attractive and "best use" <br />of this property in Roseville based on certain facts: <br />1. The building would be remodeled and an attractive <br />addition attached to make it suitable for our use. <br />2. The parking lot would be completely blarktopped. <br />3. The entire property would be well maintzined. <br />4. The existing building and proposed addition would be <br />brought up to all city codes - water, sewer, etc. <br />5. Other "uses" of the property may increase traffic <br />density while our use would-be limited to 6:30 A.M. <br />to 6:00 P.M. weekdays. We are closed on weekends. <br />6. Our proposed child care facility would serve the com- <br />munity of Roseville and surrounding areas and be an <br />asset. <br />It is our opinion that we do qualify in the category of a <br />"school" and we have attached copy of our letter of May 4 <br />to the City Manager of Mound as well as the reply dated <br />December 5, 1980 from the City Attorney of Mound which <br />specifically addresses this issue favorably. <br />2900 highland blvd,, mound, minnesota 55364 • 612/472-2900 <br />
