rR, d care centers May 4, 1984 Mr. James Andre, City Manager and Members of City Council Roseville City Hall 2660 Civic Center Drive Roseville, Minnesota 55113 Re: 2310 County Road # 3 - Roseville Zoned B2 Gentlemen: We are writing to ask that due consideration be given for approval of a child care facility as a permitted use at the above location or, in the alternative, the addition of a day care unit to the list of permitted uses for the property. To familiarize you with its location, it is being offered by Gonyea Realty, is zoned B2, is almost adjacent to a small video arcade building and is directly across the street from an A & W. Based on the location of the property and traffic in the immediate area and existing zoning, we feel that a child care center would.be the most attractive and "best use" of this property in Roseville based on certain facts: 1. The building would be remodeled and an attractive addition attached to make it suitable for our use. 2. The parking lot would be completely blarktopped. 3. The entire property would be well maintzined. 4. The existing building and proposed addition would be brought up to all city codes - water, sewer, etc. 5. Other "uses" of the property may increase traffic density while our use would-be limited to 6:30 A.M. to 6:00 P.M. weekdays. We are closed on weekends. 6. Our proposed child care facility would serve the com- munity of Roseville and surrounding areas and be an asset. It is our opinion that we do qualify in the category of a "school" and we have attached copy of our letter of May 4 to the City Manager of Mound as well as the reply dated December 5, 1980 from the City Attorney of Mound which specifically addresses this issue favorably. 2900 highland blvd,, mound, minnesota 55364 • 612/472-2900
