000 <br />ROS E VI LLE <br />PROPERTIES <br />MANAGEMENT CO. <br />E <br />2660 North Cleveland, St. Paul, Minnesota 55113 - (612) 633-6312 <br />Planning Commission <br />City Of Roseville <br />2660 Civic Center Dii-ve <br />Roseville, MN. 55113 <br />Attention: Ron Moorse <br />RE: Comme rs -K lodt <br />County Road C Developmemt Proposal <br />Gentlemen , <br />May 14, 1984 <br />This letter is in regards to our proposed high Lechnology Office - <br />Warehouse Development on the site being acquired from 1st Trust <br />Company of St.Paul, 1st National Bank of St.Paul and Anthony <br />Marabella, along County Road C near the S t.Anthony City limits. <br />We have filed a request for variances relative to Building - <br />Parking lot setback requirements from County Road C and the <br />proposed new roadway to be constructed (Commers Drive). <br />Following are several of the most apparent reasons for the <br />variance requests: <br />1. A substantial part of the storm water ponding area for <br />Vertimag Systems Corporation immediately to the north <br />of the subject is located on the north end of the pro- <br />posed development site. The presence of this unusable <br />ponding area requires that the building development be <br />moved further to the south than would otherwise be nec- <br />cessary. <br />2. The storm water ponding area that has to be excavated <br />within the limits of the subject property must be"over- <br />sized" to accomodate runoff from other adjoining pro- <br />perites. The properties from which storm water runoff <br />must be temporarily ponded on the Commers-Klodt site <br />include the 8.82 Acre Rihm Motor Company site, the <br />northerly .86 acre of the adjoining Marabella owner- <br />ship, and the 3.91 acres Vertimag Systems Corporation <br />property. Again, the necessity to provide holding pond <br />capacity for other than the project area land results <br />in the placement of the proposed high technology office - <br />warehouse structure further to the south. <br />3. The construction of proposed Commers Drive within <br />primarily what is now the Marabella ownership, and <br />the installation of sanitary sewer and water facili- <br />ties along the new road right-of-way, will result in <br />unusually high assessments against the subject property <br />(about 58� per square foot of land area). <br />
